Buying a brand new home is an exciting milestone, especially during the summer when many developments are working towards busy completion schedules. However, recent industry research suggests that homes completed during June and July may be more likely to contain a higher number of snagging defects than those finished at other times of the year.

That certainly doesn't mean every new home completed in the summer will have problems. Many are built to an excellent standard. But it does highlight why arranging an independent snagging inspection before or shortly after completion can be one of the most valuable investments you make.

What Does the Latest Research Show?

Earlier this month, industry specialists New Build Inspections published research comparing inspection data collected around a decade apart. Despite the time between the two studies, both found an average of around 141 defects per newly built home.

Perhaps more interestingly, the research also identified a noticeable increase in defects within homes completed during June and July.

The suggestion is not that builders deliberately lower their standards. Instead, the industry often experiences increased pressure around half year completion targets, with developers aiming to hand over as many properties as possible before the end of June and into July. As workloads increase, smaller finishing defects can sometimes be overlooked.

Why Summer Can Be a Busy Time for Housebuilders

Summer is traditionally one of the busiest periods for the UK housing market.

Developers are often trying to complete homes before school holidays, satisfy customer demand and meet internal business targets. Multiple trades may be working across several properties simultaneously, all within tight timescales.

Most major housebuilders have quality control procedures in place, but when hundreds of individual tasks need completing on every property, it's understandable how some issues can remain unnoticed until an independent inspection takes place.

What Types of Snags Are Most Common?

The majority of snagging items are not major structural problems. Instead, they are usually the finishing details that can easily be missed during the final stages of construction.

Typical examples include:

  • Poor paint finishes or decoration.
  • Gaps around sealant in kitchens and bathrooms.
  • Doors that don't close correctly.
  • Damaged brickwork or mortar joints.
  • Scratched glazing or window frames.
  • Uneven flooring.
  • Roof tile defects.

Individually, many of these items may appear minor. Collectively, they can create a lengthy list that takes considerable time for the developer to rectify.

Your developer will carry out their own quality inspections before handing over your home. However, an independent snagging survey provides a completely impartial assessment carried out solely in the buyer's interest.

Should You Be Concerned If You're Completing This Summer?

Not at all.

Many buyers complete in June, July and August without experiencing any significant issues. Likewise, homes completed during other months can still contain substantial snagging items.

The recent research simply reinforces something experienced snagging inspectors have known for years. The timing of completion can influence the likelihood of minor finishing defects, particularly during periods of increased construction activity.

Rather than worrying about when your home is being handed over, focus on making sure it receives a thorough, independent inspection.

When Should You Book a Snagging Survey?
