Home Snagging Inspection in Huddersfield

Refurbished Bungalow Post Completion Inspection

Date

Home snagging is not just for brand new houses. This inspection in Huddersfield shows why an independent snagging report can also be extremely valuable after a major refurbishment carried out by a private builder.

Brian had purchased a refurbished bungalow at Barritt Hill Lodge and wanted the completed work independently checked. The inspection went on to identify 54 issues, including problems with windows and doors, roofing details, insulation, ventilation and several internal installations.

Property Overview

The property is a refurbished bungalow at Barritt Hill Lodge in the Huddersfield area, HX6.

Unlike many of our case studies involving large new build developers, this property had been refurbished by a private builder. A full post completion inspection was therefore carried out to provide an independent assessment of the finished work.

Why the Customer Contacted Home Snagging UK

Brian wanted the reassurance of knowing that the refurbishment had been completed properly and that any outstanding defects could be identified and documented.

This is particularly useful following substantial refurbishment work. A property may look finished, but problems with insulation, ventilation, windows, doors and building services can be difficult for a homeowner to identify without a professional inspection.

Type of Snagging Inspection Carried Out - Coventry

Type of Snagging Inspection Carried Out

Keith carried out a full Post Completion Inspection, covering the bungalow internally and externally.

The inspection included:

  • Internal and external house snagging checks
  • Inspection of windows, doors and finishes
  • Checks to bathrooms, kitchen and utility areas
  • Loft inspection
  • Thermal imaging of windows and doors
  • Drone inspection of the roof
  • A detailed photographic report of the defects identified

The resulting report gave Brian a clear record of the outstanding work that could be raised with the private builder.

What the Home Snagging Inspection Found

The inspection identified 54 issues across the refurbished property, with several findings going beyond straightforward cosmetic snagging.

Windows and doors - Home Snagging Huddersfield

Windows and doors

One of the main concerns involved the installation of windows and doors. Gaps of up to 20mm were found between frames and plaster reveals, with severe draughts noted throughout the property. Thermal imaging supported these findings, highlighting considerable cold air ingress around a number of windows and doors.

External defects - Home Snagging Huddersfield

External defects

Externally, the inspection found damaged guttering, missing gutter brackets, loose dry verge boards, unfinished ridge tiles and several missing or broken roof slates. There were also unsealed pipe and cable penetrations, uneven paving and issues with the timber cladding.

Insulation and ventilation - Home Snagging Huddersfield

Insulation and ventilation

The inspection raised concerns around insulation and ventilation too. No cavity wall insulation was visible in areas inspected, while the loft had no extract ducting connected to bathroom and utility ceiling fans. Fire or cavity socks were also absent, and the solar panel unit was found switched off.

Internal issues and services - Home Snagging Huddersfield

Internal issues and services

Inside the bungalow, there were practical issues with doors catching on frames, gaps around windows, bathroom layouts and sealing. Several stone floor slabs in the kitchen were uneven enough to present a trip hazard, while the oven had not been secured. There was also an issue with the hot water system, with hot water to the taps only available when the heating was switched on.

Interestingly, the drone inspection found no roof defects on the day of inspection. This is an important part of an independent snagging survey too. The purpose is not simply to find faults, but to provide an accurate assessment of the property and distinguish between areas requiring attention and those that appear satisfactory.

Outcome for the Homeowner

Brian received a detailed independent report identifying the outstanding defects following the refurbishment.

With photographs and clear descriptions of each issue, the report provides a useful record for discussions with the private builder and helps separate minor finishing work from more important concerns around air tightness, insulation, ventilation and installation quality.

For a refurbished property, that independent evidence can be particularly valuable when determining exactly what still needs putting right.

Very friendly, professional and thorough.

Home Snagging Isn't Just for New Builds

This Huddersfield inspection is a good example of why professional house snagging can also be useful following refurbishment or renovation work.

Whether the work has been completed by a national developer or a private builder, an independent inspection can identify poor workmanship, incomplete installations and defects that may otherwise only become apparent months later.

For homeowners who have recently purchased a refurbished property, it provides an independent record of the condition of the work and clear evidence of anything that still requires attention.
