Buying a brand new home should mean moving into a property that is finished, checked and ready to live in. Unfortunately, new does not necessarily mean perfect.

Even newly completed properties can contain dozens, and sometimes well over 100, individual defects. These can range from relatively minor finishing problems to issues with windows, doors, insulation, ventilation, plumbing and external workmanship. So, how many snags should you actually expect to find in a new build home in 2026?

Is There an Average Number of Snags in a New Build?

There is no official number of snags that a new build home should or should not have. Every property is different and the number found will depend on the size of the home, standard of workmanship and how thoroughly it is inspected.

However, previous research into new build quality gives us an indication of just how many defects can be hiding in a newly completed property.

Research highlighted by New Build Inspections in July 2026 looked at two separate datasets collected around a decade apart. Remarkably, both produced an average of approximately 141 defects per property. One study covered 32 detached homes and recorded 4,523 defects, while the later research analysed 55 homes and recorded 7,758.

That does not mean your new home will contain exactly 141 snags. Some properties will have considerably fewer and others considerably more.

What it does demonstrate is why buyers should not assume that a newly built home will automatically be defect-free.

What Sort of Snags Are Found in New Homes?

When people hear about a property having 50, 100 or even 150 snags, it can sound alarming. However, it is important to understand that not every snag represents a major structural problem.

Many are finishing defects. Others relate to workmanship, installation or areas of the property that the homeowner may never think to check themselves.

A professional snagging inspection can uncover problems involving:

  • Poor decorating, plastering and finishing
  • Doors and windows that are incorrectly fitted or adjusted
  • Sealant, mastic and finishing around kitchens and bathrooms
  • Brickwork, pointing and external finishes
  • Insulation and ventilation
  • Plumbing and heating installations
  • Roofs, guttering and drainage
  • Weep vents and other external construction details

Individually, some of these problems may appear relatively minor. When there are dozens of them throughout a property, however, getting everything documented before or shortly after moving in becomes much more important.

Why Do Brand New Homes Have So Many Snags?

Modern housebuilding involves numerous different trades working on the same property, often to tight construction schedules.

Bricklayers, joiners, electricians, plumbers, plasterers, decorators, kitchen installers and many others may all work on the house at different stages. Small workmanship and finishing issues can therefore accumulate throughout the build.

There can also be pressure around completion dates. A property may look finished during a quick walkthrough, but a professional inspection goes much further than checking whether the paintwork looks tidy and the doors close.

It is often the less obvious areas where an experienced snagging inspector earns their money.

Cosmetic Snags Aren't the Whole Story

One of the biggest misconceptions about snagging is that it simply involves looking for scratches, paint marks and wonky finishes.

Those things matter. You have paid for a brand new home and are entitled to expect a good standard of finish. However, professional snagging goes much further.

An experienced inspector will look at the construction and installation of different elements of the property. They can identify defects that may not be immediately obvious to somebody walking around their new home for the first time.

That distinction becomes particularly important when an apparently minor issue could potentially develop into a more expensive problem later.



New Build Buyers May Have More Choice in 2026

There is another interesting factor for buyers entering the market this summer. Rightmove's August 2026 House Price Index reported that the average asking price of a newly listed property fell by 2.0% during August, equivalent to £7,360. It was the largest August asking-price fall recorded by Rightmove since 2018.

Rightmove also reported that there are more properties available for sale at this point in the year than at any time since 2014. This doesn't tell us anything directly about the quality of new build homes, but it does point towards a market in which buyers have more choice.

For anyone considering a new build, that makes it particularly important to look beyond incentives, upgrades and the presentation of the show home. The quality of the property you are actually buying still matters.

Don't Be Afraid to Raise Snags With Your Developer

Finding a long list of defects does not automatically mean you have bought a bad house. Snagging is an established part of the new build process. The important thing is identifying problems, documenting them properly and reporting them to the developer.

For homes covered by the New Homes Quality Code, registered developers must provide an after-sales service for at least two years following completion. The Code specifically includes the developer's responsibility for dealing with snags and defects during this period.

The New Homes Quality Board also states that eligible buyers should be given the opportunity to carry out a pre-completion inspection themselves or through a suitably qualified inspector. The sooner defects are properly identified, the sooner you can start the process of getting them put right.

Can I Carry Out My Own Snagging Inspection?

You can inspect a new home yourself, and you will probably notice some of the more obvious defects. The difficulty is knowing what else to look for.

Most homeowners don't spend their working lives inspecting new build properties. An experienced snagging inspector knows the areas where problems regularly occur and can check parts of the property that most buyers would never consider.

Professional equipment can also make a significant difference. Thermal imaging, for example, can help identify temperature anomalies and potential insulation issues that cannot be seen during a normal visual inspection.
