How Much Does It Cost To Fix Snagging Issues?

When people choose to move into a newly-built home, the last thing they want to experience is any major problems with their new dream home as soon as they move in. For some homeowners, the appeal of a new build is that without having any previous owners, everything should be perfect, untouched and unsullied, but unfortunately in too many situations that is not the case. This is part of the reason why home snagging inspections have become so popular as of late because even some of the best new builds can have issues that need fixing before the legal completion date so a buyer is not stuck with the bill.

Exactly how large the bill will become depends on the poor work being done, but here are some of the most common defects and how much they will cost to repair:

  • Blocked Gutters – Caused by poorly fitted, cheap or missing parts, it costs £30 per metre to repair, not counting labour costs and surveying.
  • Inconsistent Sealant – Not only does it look amateurish and unsightly but can lead to damp and water ingress issues, which can cause a serious electrical hazard. Sealant is cheap, but labour costs around £30 per hour to get it properly replaced.
  • Insulation – Poor insulation means terrible heat loss, expensive energy bills and even potential fire hazards. Expect to pay up to £400 to have it fixed or replaced.
  • Decoration Issues – The most common snag, these problems can vary from a bodged paint job to shoddy plastering, the latter of which can cost as much as £700.
  • Poorly Installed Trickle Vents – A small but vital opening in the window that allows air to circulate, badly installed ones can lead to condensation and mould. Replacing them costs £60 per vent.
  • Poor Brickwork Pointing – Pointing, or the outer portion of the mortar that connects the bricks together, is important and can lead to frost damage or water ingress. Fixing it costs £20 per square metre.
  • Poorly Connected Extractor Fan Ducting – Poor or simply not connected fan and tile vent ducting can cause major problems and can cost £100 per fan to fix.
  • Poorly Fitted Windows And Doors – windows that were damaged or scratched whilst being installed is surprisingly common, and this can cause hot air to escape quickly. Replacement doors cost £120 to fix, whilst windows can cost up to £200 each.
